4 SEASON RANCH GENERAL RULES
Approved During the November 10, 2020 4SRBoard Meeting

Because each property owner shares ownership and responsibilities for all the common areas, everyone benefits by the good use and care of the same. The following items are specific reminders of consideration for our neighbors.

Use of amenities: Property owners in good standing may use all amenities on the Ranch including the clubhouse, golf course,trails, roads, and pool. Any property owner who is two (2) quarters or six (6) months behind in assessment payments is subject to denial of use of the amenities.  Residents must accompany all guests using the following Ranch amenities: beach, pool, and golf course.

Dogs: Since dogs are not always compatible with other dogs, horses, or people, please keep dogs on a leash when not restrained on your own property. Dogs are not permitted in the pool area. You must always clean up after your dog(s) on all Ranch property.

Vehicles: Please observe the posted speed limits on Ranch roads and be courteous to children, bicycles, and walkers. Motorized wheeled vehicles, such as motor bikes, motorcycles, and ATVs must stay on paved roadways. Only maintenance vehicles and golf carts are allowed on the golf course.

Trails: Horses and walkers have the right of way on all trails. Bicycles, Segways, strollers, wheelchairs, and handicapped scooters are permitted on the trails. When approaching others from behind, please offer a friendly greeting that can be heard to alert the other trail users.

Parking: Residents, guests, the maintenance crew, and emergency vehicles require a clear road and road rights-of-way. Please do not park on roadways or partially off the road, which can cause the road edges to break down. The parking area at the clubhouse is for residents and guests using the clubhouse, pool, or golf course. The beach parking lot is for residents and guests to access the beach and trails.  Residents should have their guest(s) park on their property. If you need more parking, please obtain your neighbors’ permission to use their property. If your guest(s) need to park at the beach or clubhouse, they must leave a note in the windshield identifying the resident they are with and the resident’s phone number.  If a resident is having a scheduled function at the clubhouse, guests do not need a note in their windshield identifying the resident they are with and the resident’s phone number.

Beach use: Fires and fireworks are not permitted on the 4 Seasons Ranch beaches. 

Golf Course:  If you need to be on the golf course to access the beach, trails, pool, club house, or Morse Creek, be aware of golfers and understand they have the right-of-way. 

Construction and architectural changes: To ensure that all Restrictive Covenants are observed, prior approval by the Board’s Architectural Committee is required for original construction or modifications thereto. Please refer to the Architectural Rules before starting work. Check plans for lot requirements, as all lot requirements are not the same.

Ranch tools and equipment:Ranch tools and equipment are not available to residents for their personal use. However, any resident may use Ranch tools and equipment for work on community property or infrastructure (i.e., volunteer work to improve the Ranch) at the discretion and under the guidance of the maintenance supervisor and/or maintenance liaison.  Residents must show familiarity and capability with equipment or tools and understand safe practices before being allowed to use them.  If the Maintenance Supervisor is uncomfortable allowing a resident to use ranch equipment or tools he may defer that decision to the Maintenance Liaison. It is the responsibility of the resident to reimburse the Ranch for repairs or replacement of equipment damaged due to misuse or negligence.

Maintenance personnel: Employees of the Ranch are not available for hire during normal work hours. Questions, comments, or recommendations regarding employees’ work should be directed to the Ranch Maintenance Liaison. Maintenance personal are instructed to defer all resident suggestions to the maintenance Liaison.  

Appearance of ranch properties: Grass, yard trimmings, or garbage is not to be dumped on any common area, including the trail and creek areas. Each resident is responsible for the disposal of his/her own refuse. Garbage is to be kept in covered containers to discourage animal impacts and to keep the wind from distributing contents. Please keep decorative rock off the roads and road rights-of-way.

Requests for financial information: Lot owners' requests must be made in writing, stating concern or reason for the request, to all Board members. This request must be made by e-mail or regular mail. Responses to requests will be by email or in hard copy form only.

Firearms: Discharge of firearms and pellet guns and use of commercially obtained slingshots is prohibited in the Ranch.
